Ickenham's suburban growth came from a single event. In 1922 some 1,382 acres of the Swakeleys estate went under the hammer, creating roads such as Warren Road, Court Road and Milton Road. The result is a village core of older cottages and listed buildings ringed by 1920s and 1930s houses on generous plots, with later infill. Average sold prices were around £733,000 over the twelve months to spring 2026, with detached homes averaging over £1 million.

Highlights
The village pump at the junction of Swakeleys Road and Long Lane is Ickenham in miniature. It was given to the village by Charlotte Gell in 1866, stayed in use until 1914, was restored in 2004 and is Grade II listed: cast iron with Gothic tracery under a tiled octagonal hood on twisted timber columns. Just up the road is Swakeleys House, a Grade I listed Jacobean mansion built between 1629 and 1638 and one of the best examples of Artisan Mannerism in the country. Samuel Pepys visited twice in 1665 and called it a very pleasant place. The Vyner family who later owned it gave their name to Vyners School. Ickenham had just 329 residents in 1901; the railway changed everything.
Schools
Ickenham punches well above its weight for schools. The Breakspear School on Bushey Road is a large and highly regarded primary, and Glebe Primary School on Sussex Road is another strong option. For secondary, Vyners School on Warren Road and The Douay Martyrs Catholic School on Edinburgh Drive are both in the village, with Swakeleys School for Girls a short distance south. Amenities
Swakeleys Road is the main shopping street, running from the pump towards Uxbridge, with Long Lane crossing it. You will find everyday shops, cafes, a pharmacy and local services, plus a good set of pubs. The Coach and Horses beside the pump is Grade II listed and has been a pub since at least 1722, with manorial courts held there until 1878; it has a large garden and a free car park. The Tichenham Inn on Swakeleys Road is the local Wetherspoon, and the Fox and Geese sits towards West Ruislip. Uxbridge town centre, with The Chimes and The Pavilions, is only a couple of stops away.
Leisure
Swakeleys Park is the village’s main open space, with the historic parkland in front of Swakeleys House, a lake, the River Pinn running through, play areas, tennis courts and the Queen’s Diamond Jubilee Garden. Ickenham Marsh, managed by London Wildlife Trust, is a grassland and marsh nature reserve on the western side. The Celandine Route riverside walk passes both Swakeleys House and Ickenham Pond. Ruislip Woods National Nature Reserve is immediately to the north-east. For culture, the Compass Theatre at Ickenham Hall is a 158-seat venue run by Hillingdon Council with a full programme through the year.
Travel & transport
Ickenham station is on both the Metropolitan and Piccadilly lines in Zone 6, with step-free access. Baker Street is around thirty-seven minutes on the Metropolitan. West Ruislip, a short distance east, gives you a second option entirely: the Central line terminus plus Chiltern Railways services into London Marylebone. Ickenham also has arguably the best road access of any of the local villages, with Swakeleys Road meeting the A40 at Swakeleys Roundabout on the southern edge, and from there the M40 at Junction 1 and the M25 at Junction 16. Heathrow is about seven miles, typically fifteen to twenty-five minutes.
