What this means if you are selling

Buyers in Ruislip are active but price-aware. Homes that launch at a figure supported by recent sales in the same road attract viewings in the first fortnight and often more than one offer. Homes that launch high sit, then reduce, and usually end up selling for less than if they had been priced correctly on day one. An honest valuation matters more this year than it did in 2022.

What this means if you are buying

With prices slightly below their peak and mortgage rates easing, buyers have more choice than they did two years ago. Three-bedroom semis remain the most competitive part of the market. If you find the right home, be ready to move quickly with a mortgage agreement in principle and a solicitor lined up.

What this means for landlords

Rental demand across Ruislip, Eastcote and Ickenham remains strong, helped by the tube links and Heathrow. Well-presented family homes and two-bedroom flats near the stations let quickly. Our lettings team manages more than 360 properties locally and can give you a free rental valuation on 020 8866 2727.
