HOW TO PRESENT YOUR PROPERTY FOR A SUCCESSFUL SALE

When it comes to presenting your property for sale, it’s all about making prospective buyers feel “at home” in their new surroundings.

We all know what it’s like when we attend a viewing for a property that perhaps wasn’t our first choice but when we get there, we get that wonderful feeling that we could in fact call this new place home……. well there is nothing wrong with giving your buyers a gentle nudge to see your property like that. Here are our best tips to present your property in its very best light for viewings:

Give your garden a spruce up - We're getting into that time of year when a garden can really blow away prospective buyers. When they have a look in your garden, they will more than likely want to see a clean and inviting space that they can picture themselves relaxing in, entertaining friends over a summer BBQ, or having a kick about with their children. Make sure they are greeted with a neatly mown lawn, clean and weeded patio or decking area and, if you have any patio furniture, make sure it is set up so they can really picture that summer party in full swing. Take a look from the outside as a passer-by - How does your property match up to the neighbours? Are there any weeds sprouting through the driveway? Could your windows do with a clean or could any paint work do with a touch up? People will make an immediate judgement on your house before entering so take a look with fresh eyes; add planters outside, clean down your front door and make those buyers want to rush inside.

The entrance hall creates the first impression – Remove those muddy football boots, and if possible, ensure the hallway is painted in a fresh neutral tone with bright lighting. This is will automatically open the space up and create an inviting welcome to your home.

Hide that clutter! – You want to always give the impression of ample space and storage and also allow prospective buyers the opportunity to picture their own furniture in your rooms so remove any unnecessary units, pack away ironing boards and try and limit the amount of your children’s toys on display.

Set the mood – Light nice smelling candles, use plug in air fresheners, switch on all lights before viewings, open curtains and let as much natural light as possible flow through your house.
