Is Ruislip a good place to live?

Short answer: yes. Ruislip is one of the most popular family areas in north-west London because it combines the Metropolitan, Piccadilly and Central lines with more than 700 acres of ancient woodland, a lido with its own beach, good schools and a proper high street. Prices are lower than Northwood or Pinner next door, which is why so many buyers move here from inner London.

Getting around

Ruislip, Ruislip Manor, South Ruislip and West Ruislip stations give you the Metropolitan and Piccadilly lines, plus the Central line and Chiltern Railways to Marylebone from West Ruislip. Baker Street is around 35 to 40 minutes. The A40 and M40 are minutes away, and Heathrow is about 20 minutes by car.

Green space

Ruislip Woods is a National Nature Reserve, and Ruislip Lido has a sandy beach, a miniature railway and lakeside walks. Very few places this close to London offer anything like it.

Schools

There is a wide choice of well-regarded primary and secondary schools across Ruislip, Ruislip Manor and Eastcote. Our area guides list the nearest ones for each part of town.

The homes

Mostly 1930s semis and terraces with generous gardens, larger detached houses around the Lido and Ruislip Common, flats close to the stations, and some newer developments. Three-bedroom semis are the classic Ruislip home and always in demand.

Who moves here

Families upsizing from inner London, first-time buyers who want a garden and a tube station, and downsizers who want to stay near the woods and the shops. We have sold homes in Ruislip since 2008, so we see the same story every week.
