How to keep your property listing warm over the Christmas period

We all know how easy it is to get distracted by Christmas. The endless rounds of present buying and festive catch-ups can mean we’re exhausted before the Christmas break even begins. Your property listing could be the last thing on your list to nurture – even if you are desperate to sell.
So how do you keep your property listing warm? This is particularly important given the likelihood of a post-Christmas boom, as potential buyers – bored of the traditional Boxing Day and New Year sales and full of resolutions for a new start in 2026 – start browsing property ads instead.
Be knowledgeable about the local area
As those Christmas visits by family and friends get underway, it can bring new visitors to an area, perhaps for a winter walk or two. Their tour of discovery could bring them to your door. Even your own visitors might know someone who wants to move and could be interested in your property. Be knowledgeable about your area and entice them in.
Be flexible around timing
Christmas buyers will already be grappling with endless to-do lists and not enough time to complete them. You may also be busy, but allowing a little flexibility around viewings – especially between Christmas and New Year – could help to keep the fires burning for your listing. Be clear and accommodating.
Add subtle, seasonal touches to your marketing
You won’t want a listing to quickly date, so try to avoid images and marketing listings that are too festive-focused unless you are prepared to refresh them post-Christmas. However, you could use subtle hints – such as pointing out how your property is perfect for social gatherings (think Christmas and New Year’s parties) or is a cosy retreat in colder weather.
Stage accordingly
This could be supported by staging your property to the time of year. Instead of a home strewn with tinsel and garish decorations, perhaps play on that cosy retreat idea with soft lighting, snug and tactile throws and seasonal scents.
Check the opening times of your agent
It will also be important to understand what your agent’s plans are over the Christmas period to ensure that any enquiries are dealt with promptly. When will they reopen after Christmas? Do they have an extended holiday planned and, if so, what is their contingency plan for interest in your listing?
Be accessible to enquiries
We’ve already said how important it is to be accessible for viewing over the Christmas period. While it’s fair enough to enjoy your Christmas undisturbed, remember that potential buyers may already be looking once Christmas Day is done. According to Rightmove, the number of enquiries sent to estate agents about properties for sale was 20% higher on Boxing Day 2024 than the year before.
Ensuring you are responsive to enquiries will be important to maximising this interest, especially since competition can also increase – Boxing Day 2024 also saw a 26% increase in properties listed for sale compared to 2023.
