We have put together some advice to try and minimise any stress during the buying process for you:
- Buyers tell us that some estate agents waste an inordinate amount of time showing properties that are either too expensive or blatantly wrong in other critical ways. Be straight with your agent from the start - let them know exactly what you are looking for.
- Ensure that you get your finances in order and know exactly how much you can borrow (if a mortgage is required obviously), with an "in principle" agreement from your lender. This means your agent will know what your precise budget is, and won't waste any time showing you properties way out of your price range.
- Do not make an offer on a property unless you are absolutely serious about making it your home. The seller's expectations will be raised and you could damage your reputation as a genuine purchaser.
- Finally, be sure to give prompt, sincere and detailed feedback to the agent following a viewing. This will not only enable them to communicate better with the vendor, but also help them gain a more comprehensive understanding of your requirements as a buyer, possibly saving you time and hassle in the future.
